Short term accommodation available in Kaleen, ACT.

A double master bedroom with large build-in robe with own bathroom is available in a large, fully furnished house. Looking for one person for up to three months to share with mid-20s professional owner-occupier couple, two indoor cats and some fish.

Home Details:
- 4 bedroom / 2 bathroom (only two bedrooms including the available room will be occupied)
- EER 4.5
- Fully furnished including dishwasher, washing machine and dryer (the bedroom available includes a queen sized bed, built in robe and drawers and a bookshelf. 34cm TV also available if desired);
- Ducted air-conditioning and heating throughout the house;
- Separate gym room with bench press, weights and elliptical cross-trainer;
- Pub-sized pool table;
- Under-cover Jacuzzi (5 seater);
- Outdoor entertaining area with BBQ;
- Home theatre* with 92" projector screen (*refer to 'Payment');
- Wireless and wired ADSL2+ internet (including FREE local and national  telephone calls);
- XBox console; and
- Room for a car to be parked at the front of the house (not undercover);
- Ideal location close to Civic, Belconnen, University of Canberra and shops, bus stop at the front door with routes direct to Civic, Belconnen, Barton, Woden, the University of Canberra and CIT Bruce Campus (30, 32, 47).

Our ideal housemate is:
- looking for accommodation for a period of 3 months, (An extension may be negotiated after this time; shorter-term accommodation may be possible by negotiation.)
- a neat, tidy and respectful person;
- a professional, shift worker or student (but must be employed or have guaranteed income);
- non smoker (not negotiable, no smoking outside);
- a cat lover but not a pet owner;
- preferably no kids (but a school-aged child may be considered depending on the length of the agreement (this would be at a higher rate, a second bedroom is available));
- won't have parties or overnight guests unless by prior arrangement.

References will be required (either former landlords or character references).

Payment Details:
- Rent is $175 per week, to be paid two weeks in advance
- If rent is not paid, the agreement will be terminated unless other arrangements are made.
- Utilities cost are not included in rent price. These are additional, split three ways (and discounted %15 for the renter to account for baseline power and water consumption, assuming three people in the house).
- Utilities include internet, telephone (mobile phone calls only - free local and national calls are included), gas, electricity and water.
- *Use of the home theatre projector is not included in the rent or utilities cost, $5 per fortnight extra to pay for projector bulb usage/replacement cost.
- Rental agreement will be a fixed-term occupancy agreement.
- Tenant can terminate the occupancy agreement with two weeks notice.

Bond:
- If the agreement is for less than 4 weeks, the bond will be the amount of two weeks rent or the length of time of the agreement, whichever is the shorter.
- If the agreement is for more than 4 weeks, bond will equal 4 weeks rent.
